These two stretches of the career cannot be measured with the same yardstick, so they are reported separately rather than blended into one number.

1993 to 2001 · Institutional investment sales

19 apartment buildings. 357 units.

Investment sales at Gerber/Somma Associates in Hackensack and Marcus & Millichap in Fort Lee. Scott listed all nineteen buildings, from twelve units to twenty-nine, across Jersey City, Guttenberg, Passaic, Union City, North Bergen and Bayonne, and brought the buyer on every one of them.

This era is reported in buildings and units, never in dollars. It predates the earliest transaction any of the three MLS systems returns, so there is no export to reconcile it against and no closing figure is published for it. None of it is included in the sales volume shown on this page.

Two counties, in near equal measure


Closed sales volume divides almost evenly between Bergen and Hudson. The property mix runs to attached homes, which reflects the Gold Coast and the Hudson County waterfront.

How these numbers were built

Substantiation


Sources. Three reports. The Hudson County MLS closed sales report through Paragon and the NJMLS Matrix record of all closed and recorded transactions across Bergen, Essex, Hudson and Passaic Counties, both pulled August 30, 2026, and the Garden State MLS closed sales report pulled September 6, 2026. Closings settled after those dates are added from the transaction management system as they record. Last updated September 7, 2026.

Reconciliation. The systems were matched on street number, street name and closed price. Forty eight transactions appeared in both the Hudson County MLS and NJMLS and are counted once, not twice. Two of the four Garden State MLS closings were already captured by the other two systems and were not counted again. Listings that had not closed were removed, including five withdrawn and expired listings carried inside the Garden State MLS report. Five closings recorded in the transaction management system but absent from every MLS export were added.

What is counted. Closed sales and closed rentals and leases are reported separately and never combined. Sales volume is the sum of recorded closed sale prices on transactions where Scott Selleck was the listing agent, the selling agent, or both. It is not a measure of commission earned. No average or median sale price is published here. A single price figure spanning 2001 to 2026 blends markets a quarter century apart and would misrepresent what a home in any of these towns is worth today. Current pricing belongs to a comparable market analysis on a specific property, not to a career total.

Date range. Scott has been licensed since 1993. The three MLS reports return transactions from 2001 forward, so every dollar figure and every count on this page other than the apartment building figures covers 2001 to 2026. The 1993 to 2001 institutional era is stated separately above, in buildings and units, and no closing figure is published for it because none of it appears in any MLS export.

What is not counted. The nineteen apartment buildings and 357 units from 1993 to 2001 are stated as a separate credential and are not inside the 521, the 348 or the $189,855,980. Transactions closed outside these three MLS systems, including new construction, off market sales and out of state relocation referrals, are not represented here. Two commercial closings are counted in the career totals but carry no recorded settlement date, so the year by year chart runs two sales and $1,678,000 below the career figures. The figures shown are therefore conservative.
